Maple Avenue Office Building

The Maple Avenue Office Building which is owned by the Morristown Parking Authority is a "state-of-the-art" green building project.  The project is seeking LEED Platinum certification by the U.S. Green Building Council.  It combines many of the newest sustainable building technologies and once completed will be the benchmark of green building construction in the area. Below are some of the key attributes of the project:

Bio Wall - This is the largest Bio Wall being installed in North America. The wall acts as a natural filter, which removes volatile organic compounds, carbon dioxide, and other common airborne pollutants thus improving indoor air quality.

Reclaimed Wood - Large timbers left behind from the demolition of the historic Epstein’s department store were salvaged and reused as decorative feature walls throughout the new building.

Geothermal System - The geothermal system installed for the Maple Avenue office building consists of 22 wells which are each approximately 530’ deep.  The geothermal pump system is a renewable energy source which uses less energy than conventional systems and produces no greenhouse gasses.

Roof Gardens - A vegetative roof is installed at the Maple Avenue office building to reduce storm water runoff as well as provide better energy efficiency as a result of increased insulation.  The roof garden also serves as an area of respite for employees of the Dodge Foundation.

Light Shelves - Interior light shelves are installed to increase the day lighting in interior spaces which reduces the need for light fixtures within the space.  Combined with the lighting control system and exterior sun shades; the energy requirements of the building are reduced and the occupant comfort level is increased.

Exterior Sun Shades - Exterior sun shades reduce solar heat gain and help control glare in interior spaces.  The reduced energy consumption as a result of minimized heat gain and the reduced need for artificial light when combined with interior light shelves and a lighting control system are some of the benefits of this installation.

Solar Panels - The photovoltaic system is a renewable energy source which is capable of producing much of the energy required to operate the building.  This system produces approximately 75 kilowatts and includes 306 panels.

Under Floor Air Distribution System - The underfloor air distribution system reduces the overall energy use and minimizes the amount of sheetmetal required compared to a conventional HVAC system.  The increased ventilation efficiency also provides for greater indoor air quality and a more comfortable atmosphere for the occupants.
