Assistant Project Manager for Construction Technology

POSITION OBJECTIVE:

The Assistant Project Manager for Construction Technology requires a highly motivated candidate willing to take leadership and keep current in the progression of modeling technology. The candidate must have strong written and verbal communication skills. You will train and collaborate with the Director of Construction Technology to create 3D models for use in analysis of architectural and engineering design during the preconstruction phase. You will review, analyze and make conscientious recommendations on any altercations to the modeling specifications and report your finding to the construction Project Manager.

You will work closely with the Project Manager, MEP Project Manager and the Field Superintendent on a daily basis, assisting in all aspects of construction projects. You will spend a substantial amount of time at jobsites to inspect the project and progression to compare real time progress to the model in order to make revisions when necessary.

Assistant Project Managers for Construction Technology will also coordinate with multiple project team members to resolve construction related issues.

JOB REQUIREMENTS (Major Duties and Responsibilities):

• Create 3D models for use in analysis and design revisions and or documentation.
• Document and annotate 2D plans, sections and details generated from 3D models.
• Collaborate with project team and managers on all BIM Modeling data.
• Collaborate with the design team and subcontractors to identify goals and communicate any procedural changes.
• Assist in the preparation of daily site activities in coordination with all building trades and perform inspections to ensure compliance with the contract documents.
• Assist with budget preparation and review subcontractors’ pricing to verify compliance with the contract documents.
• Submit award or follow up correspondence to proposed bidders as delegated.
• Prepare drawing and specification lists for submission to sub-contractors, as delegated.
• Draft and submit purchase orders, collect change orders and items from sub-contractors.
• Attend frequent Project Management and scheduling meetings.
• Compose and manage meeting minutes as needed.
• Assist with permit processing.
• Review and follow up on the delivery of materials when delegated by Project Manager.
• Review and update charge management tracking for materials and changes made by architects.
• Manage subcontractor project close outs.
• Maintain and prepare budget reports.
• Create, organize and distribute construction schedule updates and project status reports.
• Assist in the evaluation of the sub-contractor’s performance.
• Take daily photographs of all work in progress and tag and update the photos on the monthly PM EMR report if delegated by Project Manager.
• Archive and date photos of all jobs accordingly if delegated by Project Manager.
• Demonstrate proficiency in the review and analysis of design drawings.
• Create, manage and distribute 2-4 week Look Ahead and revise them for continual updates.
• Create and manage Punch lists, call subcontractors to follow up and resolve outstanding issues.
• Communicate and collaborate with the Project Manager and Superintendent by providing updates on the Punch List. Note the items resolved, outstanding and cause for pending delay if delegated by PM.
• Process, track and follow up on submittals, change order and or requests for information (RFI’s) to and from the subcontractors to resolve pending matters with efficiency.
• Provide frequent and consistent communication to the Project Manager on the progress of all outstanding subcontractor Submittals, RFI’s, Change Order requests and other pending items.
• Manage and follow up with subcontractors to obtain all required documents needed to process project close outs with expedience.
• This position requires a current valid driver’s license and clean driving record as you must travel to multiple jobsites throughout New Jersey.

COMPUTER & TECHNICAL SKILLS:

Must be highly qualified in computer construction design technology. Must be willing to adapt to new technologies as required to fulfill responsibilities of this position. This will presently include knowledge of Microsoft Office 365 products, Sales Logix and other Project Management software, PDM, MS Project, BLUEBEAM REVU, Google Sketch, Auto CAD, Navisworks, AUTODESK REVIT or equivalent.

Must show the ability to complete the following reports: Monthly Inspection Check Lists Audits, MS Project Scheduling updates.

EDUCATION AND EXPERIENCE:

• Bachelors of Science Degree in Civil Engineering, Project Management and or equivalent.
• Entry level through 10 years’ experience or more required.
