Project Manager

POSITION OBJECTIVE:

The Company Project Manager requires a highly-motivated candidate work closely and collaborate with the Client/Owners, Engineers, Architects and Superintendents daily, assisting in all aspects of construction projects. Project Managers manage and advise multiple project team members to resolve construction related issues.

You will interface with vendors, contractors and subcontractors in addition to providing client and owners with project updates on a regular basis. Should maintain a cordial and friendly disposition and develop a professional and positive relationship with the owner/client.

Our Project Managers will provide supervision to Superintendents, Asst. Project Managers and Support Staff to effectively manage the team to administer the construction project based on a collective plan. The Project Manager should be able to work independently to plan, communicate and manage the work site team.

JOB REQUIREMENTS (Major Duties and Responsibilities):

• Manage daily site activities in coordination with all building trades and perform inspections to ensure compliance with the contract documents.
• Create and maintain a positive and professional relationship with the client/ owner.
• Review and analyze GMP proposals by comparing fee comparisons, general conditions and insurance mark ups to historical data.
• Review cost categories based on the Company General Conditions report.
• Managing bid packages and scope preparations by coordination and communicating revisions to the collaborating project team(s).
• Review contractor/sub-contractor quotes for negotiations and prepare them for Executive approval.
• Supervise and edit budgets when necessary.
• Manage and resolve issues and or problems raised in field reports made by architects and construction management staff.
• Review and revise budget preparations if needed and evaluate projects delegated to Asst. Project Managers to ensure contractual compliance with contractors/subcontractors.
• Manage and collaborate with the Superintendent in coordinating daily site activities with all building trades and perform inspections to ensure compliance with the contract documents.
• Work with architect/engineer of record regarding change orders, interpretation of contract documents, shop drawing submittals/approvals and other technical matters as required to ensure a structurally sound, code compliant and aesthetic facility.
• Review and revise budget preparations if needed and evaluate projects delegated to Asst. Project Managers to ensure contractual compliance with contractors/subcontractors.
• Manage and collaborate with the Superintendent in coordinating daily site activities with all building trades and perform inspections to ensure compliance with the contract documents.
• Review and analyze all design drawings with diligence.
• Prepare and lead on-site team meetings, to review construction schedule, updates revisions and other miscellaneous matters.
• Prepare and lead sub-contractor/ contractor and owner client meetings, to review the construction schedule, updates revisions, engineering/ architectural contractual matters and other miscellaneous items.
• Review requests and or change RFI’s as needed utilizing specified software systems. (RFI’s).
• Provide daily and or frequent inspections along with the Superintendent in all aspects of work progress and or deficiencies and correct them when needed.
• Communicate as needed with Superintendents, Executives and Support Staff to ensure quality performance and compliance for all jobs facilitated on site.
• Review month end contractor/sub-contractor billing requisitions for approval and submit them to the onsite Bookkeeper for processing in a timely manner.
• Conduct project status reports for owner and internal executives per deadline requirements. (EMR&JPR) reporting.
• Manage permit processing.
• Review contractor quotes for negotiations and prepare them for executive approval.
• Use independent judgment to make on-site change order decisions and have the authority to negotiate with contractors and commit the client’s resources on such orders.
• Manage and or delegate sub-contractor project close outs to support staff and update item change management tracking in Sales Logix.
• Manage project team in a positive and professional manner to enhance collaboration and productivity.
• Manage and process submittals.
• Obtain sub-contractor procurement.
• Maintain project cost during all phases of construction.
• Provide and communicate schedule management updates.
• Lead project meetings.
• Develop project specific site logistic plans.
• Perform value engineering evaluations.
• Issue field memoranda or directives to contractors to enforce contract compliance.
• Review contractors claims or disputed work and appropriate proper advice and or actions when needed.
• Compile, contract and project documentation necessary for adjudicating or denying such claims.
• Attend technology training sessions.
• Demonstrate and understanding of 3D modeling for use in analysis and design revisions and or documentation as necessary.
• Collaborate with Asst. Project Manager of Construction technology on the documented and annotated 2D plans, sections and details generated from 3D models.
• Collaborate with project team and Asst. Technological Project Manager(s) on all BIM modeling data to ensure proper communication to the design team and subcontractors to identify goals and communicate any procedural changes.
• Resolve issues and problems raised in field reports made by architects and construction management staff.
• Must be highly skilled and able to read drawings, specifications, contract documents, shop drawings and submittals.
• Provide professional demeanor and interface with the client/owner and their affiliates.
• Provide training and mentorship to Asst. Project Manager(s) and support staff to enhance their knowledge in all phases of construction development.
• Manage and enforce through observation; compliance of Company safety rules, regulations in accordance to OSHA and ICRA guidelines.
• Must have strong communication skills both written and oral.
• Highly skilled and able to read drawings, specifications, contract documents, shop drawings and submittals.
• Should demonstrate an interest and ability to network, support proposals and contribute to the growth of Company in the New Jersey construction market.
• Manage any additional tasks designated by the Executive Division of the Company.
• Must have reliable transportation, a valid driver’s license and a clean driving record.

COMPUTER & TECHNICAL SKILLS:

Must be highly qualified and demonstrate the ability and willingness to learn additional computer skills and understanding of construction design technology. Must be willing to adapt to new technologies as required to fulfill responsibilities of this position. This will presently include knowledge of Microsoft Office Suite, Sales Logix and other Project Management software, Building Connected, MS Project, BLUEBEAM, Google Sketch, Auto CAD, Navisworks, AUTODESK REVIT or equivalent.
Must complete the following reports: Monthly EMR and JPR Reporting. Update and revise MS Project Scheduling as needed. Provide Estimate and Project Reports to owner as needed. Provide any additional financial reports to the Company Executives or Client/Owner when required.

EDUCATION AND EXPERIENCE:

• Associates degree, Bachelor’s degree or equivalent experience.
• 7- 25 years’ experience or more in Construction Project Management required.
• OSHA 30 Safety Certification
