Superintendent

POSITION OBJECTIVE:

The position of a Construction Superintendent requires strong leadership, organizational and time management skills. The superintendent must effectively manage, monitor, direct, and coordinate the field operations on the project(s) assigned to achieve timely and profitable completion of each project.

The Construction Superintendent directly supervises field labor force, including laborers/craft worker’s, contractors and sub-contractors. This position requires strong communication and client service skills.

The Construction Superintendent will work directly with project managers, engineers and support staff to form an effective management team to administer the construction project based on their collective plan. The Superintendent should be able to work independently to plan, communicate and manage the project team.

JOB REQUIREMENTS (Major Duties and Responsibilities):

• Provide daily inspection of contractor or sub-contractor operations to ensure they are in compliance with contract.
• Review and be familiar with the project budget and general conditions estimate.
• Review and approve trade contractor payment applications with Project Manager.
• Develop and maintain site logistics plan, in coordination with the Project Manager, Contractor and Sub-contractor.
• Inspect and facilitate the security of the job location which, may include locking up multiple areas of the site at the end of each work day.
• Organize and provide daily quality inspections of all field work in place.
Including: workers, trades, contractors and subcontractors in their work performance and safety requirements.
• Coordinate site testing and inspection efforts.
• Manage start up, testing, commissioning and turnover of MEP systems.
• Provide document reviews, project reporting and updates of punch lists and project scheduling to the Project Manager in a timely and effective manner.
• Prepare. Adhere to and update 2-4 week look ahead schedules as delegated by the Project Manager.
• Prepare and submit Superintendent’s daily reports.
• Process RFI’s (requests for Information) into Sales Logix.
• Attend and participate in project management, sub-contractor and engineering meetings.
• Conduct foreman meetings.
• Review and assist in developing scopes of work for each sub-contractor.
• Monitor costs including labor time and material and keep within the budget of the job.
• Manage the coordination and scheduling of materials equipment deliveries.
• Submit weekly reports, time-sheets and/or man-power logs.
• Develop and maintain positive relationships with internal and external clients, including representatives of the owner, architect/engineer.
• Create team and project time lines by communicating effectively.
• Must oversee all project activities, including sub-contractors & vendors, staff scheduling, trade coordination and compliance with OSHA safety rules & regulations.
• Enforce proper clean-up responsibility for each sub-contractor to meet the owner’s expectation of cleanliness at the work site on a daily basis. (Including the vacuuming of all partition tracks before the walls are closed.)
• Communicate and enforce the Company’s safety and QA/QC Program.
• Coordinate meetings to discuss Tool Box Talks on a weekly basis utilizing sub-contractor safety manual guidelines as well as WBCo. safety topics.
• Demonstrate commitment to an injury-free environment through own actions and mentoring of others.
• This position requires a current valid driver’s license and clean driving record as you must travel to multiple jobsites throughout New Jersey.

COMPUTER & TECHNICAL SKILLS:

Must be highly skilled and have the ability to read drawings, specifications, contract documents, shop drawings and submittals. Must also have strong written and communication skills.

Must have excellent computer skills and or demonstrate a willingness to adapt to new technologies. This will presently include knowledge of Microsoft Office 365 products, Sales Logix and or other Project Management software, Building Connected, MS Project, BLUEBEAM REVU.

EDUCATION AND EXPERIENCE:

• Bachelors of Arts Degree, Bachelor of Science degree in Civil Engineering, Project Management or equivalent.
• 10 + years of construction experience or more.
• OSHA 30 Certification.
